A deck can look finished the day it’s built and still fail two years later. The difference between those two outcomes usually comes down to what happens in the last hour on site, after the boards are down and the railing is up. Before any project gets called complete, there’s a short list of things worth checking by hand. Here’s what that final walkthrough looks like, and why each step matters.

1. Inspect Every Deck Railing Fastener Before Final Inspection

Railing has one job: keep people on the deck. That means it has to hold up if someone leans on it or bumps into it hard. A railing that looks solid can still be under-fastened where you can’t see it.

A good check starts at the base. Pulling back the base plate cover lets you confirm the post has the right number and type of fasteners going into it. From there, check the top rail connections into the post as well, on both the front and back of the post. The number and type of connectors should match the manufacturer’s installation instructions for that railing system. Skipping this step is how railings develop problems later, even if everything looks fine on the surface.

Height matters too. Local building codes typically set a minimum railing height, and an inspector will measure it directly. On one project, a railing measuring 36¼ inches cleared a local 36-inch minimum. It’s a useful example of why builders verify dimensions before the final inspection, although the required height depends on local code.

Cable railing adds another layer of scrutiny. Inspectors will also check the spacing between individual cables, because if the gaps are too wide, a child could fit through them. Cable rail is a popular style choice in some regions, but it has to meet spacing requirements to pass inspection, regardless of how it looks.

2. Inspect the Ledger and Joist Connections

On decks that attach to the house, there’s one connection that matters more than any other: the ledger. The ledger board attaches the deck to the house, and the joists hang from it. (Freestanding decks, which use their own posts instead of attaching to the house, don’t have this connection — but for the many decks that do, it’s one of the most critical structural connections in the deck.) If that connection fails, the whole deck can fail with it.

A proper ledger connection follows the required fastening schedule for the specific design and local code, with fasteners spaced evenly and every hole filled. Missing fasteners, the wrong fastener type, or hangers that aren’t fully attached all weaken this connection, even if the deck looks complete from above.

The stakes here are serious. A deck can collapse if the ledger was only temporarily fastened during construction and never properly finished, even after the rest of the deck looks done. This kind of failure has caused serious injuries and, in some cases, deaths. It is the single most important connection to get right on any deck.

3. Seal Any Gaps Where Water Can Reach the House

Water is one of the biggest long-term threats to a deck, especially anywhere it can get behind trim, siding, or flashing and sit against the structure of the house.

Doors are a common weak point. Sealing underneath a door, and along the base of the wall where trim meets the house, gives water a harder time getting behind the seal and into the flashing area below. Even with flashing already in place, hard rain can splatter and drive water underneath a seal that isn’t tight.

A clean seal starts with painter’s tape run along both sides of the gap, leaving enough space for the sealant to bond properly. A crystal-clear, non-silicone sealant made to adhere to a wide range of surfaces works well for this. It’s worth applying it in short sections, a few feet at a time, and tooling each section smooth before moving on, rather than laying one long bead and tooling it all at once. Once the bead is tooled, pull the tape right away. If the sealant is allowed to skin over first, pulling the tape can lift and damage the bead.

This kind of sealing is inexpensive and easy to overlook, but it’s one of the simplest ways to keep moisture away from the ledger area and the side of the house long-term.

4. Walk the Deck Surface and Fix Any Loose or Misaligned Plugs

Some decking systems use hidden fasteners covered by matching plugs rather than exposed screws — not every system works this way, but where it does, it’s worth walking the full deck surface to check that every plug sits flush.

A plug that sits too low or too high stands out visually and can catch a foot or a chair leg over time. A plug that’s slightly high can sometimes be tapped down. One that’s too low usually needs to be pulled and replaced. Removing a plug means driving a screw carefully into the center of it and pulling it out. Once a plug has been removed this way, it can’t be reused, so it helps to have extras on hand. A new plug can then be tapped gently into place, taking care not to seat it too deep.

Grain matching matters too. Even a plug that sits at the correct depth can stand out if its wood grain pattern doesn’t match the surrounding boards. Lining up the grain before tapping it in keeps the repair from being noticeable.

5. Repair Composite Deck Scratches Before Project Completion

Small scratches can happen during construction, even on a freshly finished deck, and they’re worth addressing before calling the project complete.

For PVC decking material, a heat gun can be used to gently warm the scratched area, which can minimize or erase the scratch. It may take more than one pass to fully smooth it out, and it’s important not to overheat the material. Not all composite decking responds the same way to heat, so it’s worth confirming this approach is appropriate for the specific material before trying it.

It’s also worth checking trim areas for loose material hanging past the fascia boards, such as waterproof membrane tape used to protect structural beams underneath. That tape is doing important protective work behind the trim, but any excess hanging below the fascia should be trimmed back so the finish looks clean and tight against the frame.

If trim has been painted and any of it needs touch-up afterward, color-matched paint can be used to blend the repair in with the rest of the finish.


A deck that passes all five of these checks isn’t just better looking. It’s safer, more weather-resistant, and less likely to need a callback repair. “Built” and “finished” are not the same thing — and that final walkthrough is what separates a deck that continues performing well from one that becomes a problem in two years.
